Inside the borough, colonial-era houses and 19th century twins line streets like State Street and Court Street, and many still hold their original floorboards under decades of wear. Common questions from Newtown homeowners.

Can you refinish the original floors in an older Newtown Borough home?

Usually, yes. Many colonial and 19th century homes in the borough still have solid wood floors with enough thickness left for another sanding. Chris checks board thickness, old nail repairs and any cupping, then tells you plainly whether refinishing or partial replacement makes more sense.

Our Newtown Township house has builder-grade oak. Should we refinish or replace it?

If the boards are solid oak without major damage, refinishing is the most affordable way to change the color and sheen. If you want a wider plank or a different species, or the floor is engineered wood with a thin wear layer, replacement is often the better long-term value. We price both options at your estimate so you can compare.

How do you handle floors that slope or squeak in older twin homes?

Some settling is normal in older twins with shared walls. Before installing new hardwood we check the subfloor, add fasteners where boards squeak and flatten high and low spots. When refinishing, we adjust the sanding so the floor looks even without removing more wood than necessary.

How long does dustless floor sanding take in a typical Newtown home?

Most refinishing jobs covering a few rooms take two to four days, including stain and finish coats. Water-based finishes dry faster and get you back into the space sooner, while oil-based finishes need more drying time. You get a day-by-day schedule before work begins.
