Cleaning that protects
your investment.
Hardwood floors are one of the most valuable finishes in your home — and everyday mopping only moves surface dirt around. Fine grit settles into the grain and seams, grinding against the finish with every footstep, while the wrong products (steam, vinegar, oil soaps) quietly damage the very coating that protects the wood. Professional cleaning extracts what mopping leaves behind, using machine agitation and pH-neutral, wood-safe solutions with carefully controlled moisture.
And because we're flooring craftsmen — not a cleaning franchise — every visit doubles as a finish inspection. If your floors would be better served by a screen & recoat or full refinish, we'll tell you honestly, because we do that work too.
- Machine deep cleaning & extraction
- pH-neutral, wood-safe solutions
- Screen & recoat service
- Residential & commercial programs
- Honest clean-vs-refinish guidance
- Floors walkable the same day
Cleaned by the people who install and refinish hardwood — the same trained eyes that lay floors assess your finish condition on every cleaning visit, catching wear before it becomes damage.
The right level of care for your floors.
From a single deep clean to a recurring commercial program, every service is delivered with wood-safe products and a craftsman's eye on your finish.
Professional Deep Cleaning
Core serviceMachine agitation and extraction pull embedded grit, residue, and allergens out of the grain and board seams — the buildup that mopping redistributes but never removes. pH-neutral, wood-safe solutions and controlled moisture protect the finish while restoring its clarity.
Screen & Recoat
Restores shineThe existing finish is lightly abraded, then a fresh coat of GREENGUARD certified polyurethane goes down — erasing surface dullness and fine scratches before wear ever reaches the wood. It’s the single best-value service in hardwood care, at a fraction of the cost of refinishing.
Polishing & Buffing
Quick refreshA finish-safe polish buffed into clean floors fills micro-scratches and brings back luster in a single visit. It’s the quickest way to make hardwood look cared-for again between deep cleans and recoats.
Maintenance Programs
Set & forgetScheduled cleaning visits — semi-annual or annual for most homes — with finish-condition monitoring on every visit. We track wear in your traffic lanes and tell you when a recoat will save you a refinish, so your floors never sneak past the point of easy care.
Commercial Floor Cleaning
For businessesOffices, shops, restaurants, galleries, and studios put more feet on hardwood in a month than most homes see in a year. We build recurring cleaning and recoat schedules around your hours — including evenings — so your floors stay presentable without closing your doors.
Move-In & Pre-Sale Cleaning
Fresh startA deep clean — with an optional recoat — before you list, move in, or hand over the keys. Clean, glowing hardwood photographs beautifully and is one of the most cost-effective ways to lift a listing or welcome new owners.

Get an honest recommendationA careful process. A brilliant result.
Most homes take just a few hours, and floors are typically dry and walkable the same day. Here's exactly what happens on a cleaning visit.
Floor & Finish Assessment
We identify your wood species, finish type, and overall condition — flagging scratches, wear patterns, and problem areas. You get an honest recommendation: clean, recoat, or refinish.
Dry Soil Removal
Grit is sandpaper underfoot, so it comes off first. We vacuum and dust-mop the full surface, edges, and board seams before any cleaning solution touches the wood.
Machine Deep Clean
A pH-neutral, wood-safe solution and machine agitation lift embedded dirt out of the grain, then extraction removes it — with moisture kept tightly controlled so the wood never gets oversaturated.
Edge & Detail Work
Corners, edges, thresholds, and the spots under toe-kicks are cleaned by hand, and any sticky residue or scuff marks get individual attention. No residue is left behind to dull the finish.
Protect & Advise
If you’ve chosen a polish or a screen & recoat, the protective layer goes on now. Either way, you get a walkthrough and simple care guidance — what to use between visits, and what to keep far away from hardwood.
Cleaning, recoat, or refinish — what do your floors actually need?
Cleaning companies can only sell you cleaning. Because we also sand and refinish hardwood, our recommendation is based on your floor's condition — not our service menu.
A deep clean is enough
- Floors look dull or hazy but the finish is intact
- Grime and buildup in traffic lanes and seams
- Sticky residue from cleaning products
- Water still beads on the surface
Dirt and residue are sitting on top of a healthy finish. Extraction cleaning restores clarity — no sanding, no coatings, walkable the same day.
Time for a screen & recoat
- Fine surface scratches that stay in the finish layer
- Shine is gone even after cleaning
- Traffic lanes look flat while edges still gleam
- Water slowly soaks in rather than beading
The finish is wearing thin but the wood underneath is untouched. A fresh topcoat now costs a fraction of a refinish later — this is the window to act.
It needs a full refinish
- Gray or black boards where wood is exposed
- Deep scratches and gouges into bare wood
- Pet stains, water marks, or sun-faded color
- You want a different stain color entirely
Wear has reached the wood itself, and no amount of cleaning can fix that. Our dust-controlled sanding and refinishing brings the floor back to bare wood and builds it up better than new.
Not sure which column your floors fall into? That's exactly what a free assessment is for.
Schedule a Free Floor AssessmentHow often should hardwood floors be cleaned?
Hardwood is the rare floor that gets cheaper to own the better you maintain it. Keep this rhythm and a full refinish becomes a once-in-decades event instead of a recurring expense.
Every week
At-home habits
- Dust mop or vacuum with a hard-floor attachment
- Wipe up spills as soon as they happen
- Use a manufacturer-approved hardwood cleaner — never steam, vinegar, or oil soap
- Keep felt pads under furniture and mats at exterior doors
Every 6–12 months
Professional deep clean
- Machine extraction of embedded grit and residue
- Every 6 months for busy households, pets, or commercial spaces
- Every 12 months for typical homes
- Finish inspection included with every visit
Every 3–5 years
Screen & recoat
- Fresh protective topcoat before wear reaches the wood
- Erases surface scratches and restores uniform sheen
- A fraction of the cost and disruption of refinishing
- Timed by finish condition, not the calendar
Prefer not to track any of this? Our maintenance programs put your floors on a schedule — we show up, clean, monitor the finish, and flag the right moment for a recoat. One less thing on your list.
The shine speaks for itself.

How often should hardwood floors be professionally cleaned?
For most homes, a professional deep clean every 12 months keeps floors healthy. Busy households — kids, pets, frequent entertaining — benefit from every 6 months, and commercial spaces often need quarterly visits. Between professional cleanings, weekly dust-mopping or vacuuming does most of the day-to-day protective work.
What makes professional cleaning different from regular mopping?
Mopping redistributes surface dirt; it can't pull the fine grit out of the wood grain and board seams, and that embedded grit acts like sandpaper under every footstep, slowly dulling the finish. Professional cleaning uses machine agitation to lift that buildup out of the wood and extraction to remove it completely — with pH-neutral solutions and controlled moisture that never oversaturate the boards.
What is a screen and recoat?
A screen and recoat lightly abrades the existing finish so a fresh coat of protective polyurethane can bond to it. It erases surface dullness and fine scratches, restores uniform sheen, and adds years of protection — all without sanding into the wood. Done every 3 to 5 years, it's the single best-value service in hardwood care, at a fraction of the cost and disruption of a full refinish.
Can professional cleaning remove scratches?
It depends on how deep they go. Scuffs and marks sitting on top of the finish usually clean off completely. Fine scratches within the finish layer need a screen and recoat to disappear. Scratches that cut through to bare wood call for sanding and refinishing. We'll tell you honestly which category your floors fall into — and since we offer all three services, the recommendation is based on your floor, not our menu.
Are your cleaning products safe for kids and pets?
Yes. We use pH-neutral, wood-safe cleaning solutions, and any protective finishes we apply are GREENGUARD certified for low chemical emissions — the same standard we hold across our installation and refinishing work. No harsh solvents, no lingering fumes, and floors your family can walk on the same day.
Should I use a steam mop or vinegar on my hardwood floors?
Please don't. Steam forces hot moisture into board seams and can cloud, peel, or delaminate the finish — often voiding the finish warranty. Vinegar is acidic and gradually etches and dulls polyurethane, while oil soaps leave a residue that builds up and smears. Between professional visits, use a manufacturer-approved hardwood cleaner with a microfiber pad, and nothing else.
How long does professional hardwood floor cleaning take?
Most homes take a few hours depending on square footage and how much buildup we're removing. Floors are typically dry and walkable the same day. If you add a polish or recoat, allow extra cure time — usually 24 hours before regular foot traffic — and we'll give you exact timing when we schedule.
Do you clean hardwood floors for businesses and commercial spaces?
Yes. We maintain hardwood in offices, retail shops, restaurants, galleries, and event spaces across Philadelphia and the Main Line, with after-hours and weekend scheduling so your business never closes for floor care. Commercial floors take concentrated traffic, so we typically build a recurring program: scheduled deep cleans plus recoat cycles timed to your busiest lanes.
How do I know if my floors need cleaning or refinishing?
A quick test: put a drop of water on a worn area. If it beads, your finish is intact and cleaning will do the job. If it soaks in slowly and darkens the wood, the finish is failing and you're in screen-and-recoat territory — or refinishing, if boards have gone gray, bare, or deeply scratched. The free assessment at the start of every visit sorts this out before you spend a dollar.
Will professional cleaning make my old floors look new again?
If the finish is intact, the transformation can be dramatic — years of embedded grime and residue come off, and the wood's color and clarity come back. What cleaning can't do is repair finish that has worn through or wood that's stained and scratched; that's what recoating and refinishing are for. We'll tell you exactly what result to expect before we start, so there are no surprises.
Do you offer recurring maintenance plans?
Yes — for both homes and businesses. We put your floors on a schedule that fits how hard they're used, monitor finish wear on every visit, and flag the right moment for a screen and recoat. It's the cheapest way to own hardwood: routine care now instead of a full refinish sooner than you'd like.
