Free In-Home Assessment

Christopher visits your home to evaluate the current condition of your floors, determine how many sand cycles are needed, and discuss stain and finish options. You get a written estimate at no cost.

Furniture Moving & Prep

We carefully move your furniture and set up our dust containment systems before any sanding begins. Baseboards are protected and vents are sealed to keep the rest of your home clean.

Dustless Sanding

Our advanced equipment captures 99% of dust at the source. We sand the floor in multiple passes, starting coarser to remove the old finish and scratches, then progressively finer to achieve a glass-smooth surface ready for finishing.

Stain & Color Application

If you're changing or adding a stain color, we apply it evenly across the full floor with proper drying time. We test the stain on your actual wood beforehand so you know exactly how the final color will look.

Finish Coats & Final Walkthrough

How long does sanding and refinishing take?

Most sanding and refinishing projects take 2 to 4 days depending on the square footage, the number of coats applied, and the finish type chosen. Water-based finishes cure faster than oil-based, which can shorten the timeline. We'll give you a precise schedule during your free estimate.

What is dustless sanding and how does it work?

Dustless sanding uses equipment with powerful vacuum systems attached directly to the sanding machines. These systems capture 99% of dust at the point it's created, before it can spread into the air or settle on your furniture, walls, and vents. It's cleaner for your home and healthier for everyone in it — especially important for households with children, pets, or anyone with respiratory sensitivities.

Can all hardwood floors be sanded and refinished?

Most solid hardwood floors can be refinished multiple times. However, there are exceptions: engineered hardwood with a thin veneer layer may only allow one or two refinishes before the veneer is too thin. Very old floors that have been sanded many times before may also have limited wood remaining above the tongue and groove. During your free estimate, Christopher will assess your specific floors and give you an honest evaluation.

How many times can hardwood floors be refinished?

Solid hardwood floors can typically be sanded and refinished anywhere from 5 to 10 times over their lifetime, depending on the thickness of the wood. A standard 3/4-inch solid hardwood plank has about 1/4 inch of usable wood above the tongue. Each sanding removes a small amount, so with proper care between refinishes, a solid hardwood floor can last well over 100 years.

Can you change the color of my floors?

Yes, absolutely. Changing stain color is one of the most transformative things we do. We sand the floor back to bare wood and apply your new chosen stain before the finish coats. We test the stain on your actual wood beforehand so you can approve the color before we proceed. Going lighter requires more sanding; going darker is typically straightforward.

How soon can I walk on my refinished floors?

Light foot traffic in socks is usually possible 24 hours after the final coat with water-based finishes, and 48 to 72 hours with oil-based finishes. Moving furniture back typically waits 72 hours for water-based and 5 to 7 days for oil-based. We'll give you exact timing based on the finish we apply and the conditions in your home.

Do I need to move out during refinishing?

Most homeowners stay in their homes during a refinishing project, especially with our dustless process and low-VOC water-based finishes. You'll simply avoid the rooms being worked on until the finish is cured. If you choose an oil-based finish, the stronger fumes may require more ventilation and some homeowners prefer to be away for 24 to 48 hours. We'll walk you through what to expect during your estimate.

What is the difference between a screen and recoat versus a full sand and refinish?

A screen and recoat is a light surface refresh. The existing finish is scuffed with a fine screen to give the new coat something to bond to, then a fresh topcoat is applied. It's faster and less expensive, but it only addresses surface dullness and minor wear. A full sand and refinish removes the entire finish and a thin layer of wood, correcting scratches, gouges, stains, and discoloration all the way down to bare wood. If your floors have deep damage or you want to change the stain color, a full refinish is the right approach.

Can refinishing fix scratches, gouges, and pet stains?

Sanding removes surface scratches and most gouges since the drum sander levels the wood. Deeper gouges may need wood filler before sanding to achieve a smooth result. Pet stains are trickier — urine that has penetrated into the wood can leave dark gray or black oxidation marks that sanding alone will not remove. In those cases Christopher will discuss options including spot replacement of affected boards or wood bleaching treatments before the finish is applied.

What sheen levels are available and which is right for my home?

Hardwood finishes come in matte, satin, semi-gloss, and high-gloss. Matte and satin are the most popular today because they hide everyday scuffs and have a more natural, low-maintenance look. Semi-gloss reflects more light and suits formal spaces. High-gloss shows every footprint and scratch and requires more upkeep, so it's rarely recommended for busy households. Christopher will show you samples on your actual wood species so you can see exactly how each sheen looks before committing.

How do I prepare my home before the refinishing crew arrives?

Remove all furniture, area rugs, and breakables from the rooms being refinished. Pull off any floor-level vent covers and cover nearby HVAC returns to limit dust migration. Clear a path from the front door to the work area so equipment can be moved in easily. Anything fragile that cannot be moved — built-in shelving, for example — can be covered with plastic. We'll go over the full prep checklist with you before the project starts so there are no surprises.

Will my floors look uneven or blotchy after staining?

Blotchiness happens when stain absorbs unevenly — usually because of grain variations, old filler residue, or improper sanding. Christopher addresses this by sanding through a correct sequence of grits, using a wood conditioner when needed, and always testing the stain on your specific wood before the full application. You review and approve the test patch before we proceed. The goal is a consistent, even color across the entire floor.
